Online auctions organised securely by a notary are increasingly popular with property vendors and purchasers in the Alpes-Maritimes.

Three years ago, 30-odd Alpes-Maritimes notary's practices teamed up to offer a property-sales service. One of the tools they employ to optimise transactions is Immo-Interactif®: “This is interactive selling by means of an online auction* that enables the best price to be achieved in an average sale period of 45 days,” explains Nice notary Laurent Libouban. First, advertisements are placed in  the media – newspapers, websites, etc. –  and two or three open days are scheduled for visiting the property. Interested parties submit a purchaser's dossier and receive an internet activation key so they can set up an account, consult the vendor's dossier and bid in the online auction lasting 24hr. “Asking price and offers are visible to all, which gives a realistic idea of the market.” Other advantages? “The seller remains in control of the sale, able to choose their vendor according to their preferred criteria.” The two parties then sign the usual legally binding sale agreement. “This can be done very quickly as the dossier is completed before the auction takes place,” Libouban points out. Vendors and purchasers benefit fully from the notary's legal and fiscal expertise. “Foreign purchasers not resident in France particularly appreciate being able to follow the process online and having one dedicated source of legal advice.” The fees for this property negotiation service are 4-6% of the sale price, payable by purchaser or vendor.
